The Top Three Sales in Desert Ridge for October ‘07

The month of October didn't see the usual home sales near the million dollar mark, but nonetheless the top three home sales for the month of October were still three very nice homes.

  • $685,000, 22223 N. 55th St. – This home sold on 10/23/07 after being on the market for 1 day. This home was built by UDC and has 3 bedrooms, 2 bathrooms, 2,449 square feet, a 2 car garage and a pebble-tec pool on a 9,710 square foot golf course view lot on the 11th hole of the Wildfire Golf Course. This home was appointed with travertine floors, plantation shutters, a built-in gas firepit and bar-b-que. This home was also equipped with a dedicated media room with leather reclining chairs and a projection screen.








  • $682,500, 22221 N. Freemont Rd. – This home sold on 10/11/07 after being on the market for 57 days. This home is a Toll Brother Solaria model with 3 bedrooms, 3.5 bathrooms, 2,777 square feet, and a 2 car garage on a 12,428 square foot cul-de-sac lot in the Aviano subdivision. This home was highly upgraded with granite counters, stainless steel appliances, cedar doors, oil-rubbed bronze fixtures and hardware and was equipped with two walk-in closets in the master bedroom. The home was professionally landscaped with a built-in bar-b-que and firepit in the rear yard.








  • $562,500, 22335 N. Freemont Rd. – This home sold on 10/19/07 after being on the market for 352 days. This is another Toll Brothers Solaria model with 3 bedrooms, 3.5 bathrooms, 2,777 square feet and a 2 car garage on an 8,624 square foot lot in the Aviano subdivision. This home was equipped with granite counters and stainless steel appliances in the kitchen, with tile throughout, and a fireplace in the family room. As you may have noticed, this home and the #2 home this month are the same floor plan, however sold for $120,000 less. From what I can tell there are a few reasons for the difference in price. The first and most obvious is the more than 3,800 square feet difference in the lot sizes. The second reason that I saw was the fact that this home backed up to Rough Rider Rd., which is one of the more highly traveled routes through the Desert Ridge and Aviano subdivisions. Lastly, this home does not appear to be quite as upgraded as the home at 22221 N. Freemont. The little extras like cedar doors, oil rubbed bronze fixtures and hardware, two tone paint, and proper staging all played a role, along with the lot size and location, in the home at 22221 selling for $120,000 more.
