As a standard of practice I always provide my buyer clients with a form called the Arizona Department of Real Estate Buyer's Advisory. It is a 9 page document provided by the Arizona Association of Realtors that highlights a very extensive list of items that a buyer might be concerned with when buying their next home. The document highlights 3 important areas that a buyer may decide to investigate before buying a home, 1) common documents a buyer should review, 2) physical conditions in a property that a buyer should investigate, and 3) conditions affecting the surrounding area that the buyer should investigate. Along with the very extensive list of items for the buyer to consider, it also provides a quick explantation of each item as well as some sources for the buyer to begin their investigation. As your real estate agent it is my duty to guide you down the path and point out all of the facts and help you make the best decision possible when buying your new home. I've found that the Buyer's Advisory helps my clients a great deal in organizing their thoughts on what they should be considering when buying a home.
